Originally started in the 1980’s, Forster Ranch homes have always had an appealing and timeless aesthetic with a majority of the homes being built in Spanish and Mediterranean styles. Location

Forster Ranch is located in the north eastern part of San Clemente. The city limits are the boundaries to the north and the southern boundary is Avenida Vista Hermosa. The eastern boundary consists of the hills that separate Forster Ranch from Talega or Forster Ranch Ridgeline Trail. The western boundary are the homes around Camino Vera Cruz. Forster is surrounded by Talega to the East, North San Clemente and Coast District to the west and Rancho San Clemente to the South.

In the last 12 months, 108 single family homes were sold ranging in price from about $500,00 to $2 million with the average sales price of $865,000. Most of the single family homes that sold in the last 12 months were 4 bedrooms with 3 baths with the average price per square foot of $333 and on average sold 3.5% under the original sale price. The average square footage of the homes is about 2,600 sq. ft. with most of the homes being newer homes built within the last 20 years.

Condos

In the last 12 months, 18 condos were sold ranging in price from about $370,000 to over $1 million with the average sales price of $577,000. The condos on average sold 4.1% under the original sales price and averaged 1,923 sq. ft. with a price per sq. ft. of $300. Most of the condos were 3 or 4 bedrooms with 2.5 baths and were built in the 1980’s or early 1990’s.
