The Coast District is the smallest of the nine neighborhoods is San Clemente. It is a beautiful neighborhood that embodies characteristics that many people only dream of when looking to buy a home. Where else can you find a neighborhood that offers large lots on cul-de-sac streets and panoramic views of San Clemente’s breathtaking coastline and Catalina Island in the distance? Although not all the homes have ocean views, there are many with canyon and/or mountain views, all of which exude a sense of serenity and exclusivity. This neighborhood consists mainly of one and two story single family homes primarily built in the 70’s and 80’s with a handful of condo communities mixed in. There are very few multi-family units, vacant lots or mobile homes in the Coast District. It is about a mile or less from the beach and several homes are situated on or around Shorecliffs Golf Course.

Location

Despite emanating the feeling of being in a secluded neighborhood, the I-5 freeway is just around the block, offering quick and easy access. The Coast District, being less than a square mile, is located to the east of the I-5 Freeway, North of Shore Cliffs Golf Club (just before Camino De los Mares), extending east until just before Camino Vera Cruz and south to Calle Cuadra. The surrounding neighborhoods consist of San Clemente North to the north and west, Marblehead to the south and Forster to the east.

Single Family Homes

In the last 12 months, 26 single family homes were sold ranging in price from about $600,00 to $1.25 million with the average sales price of $820,625. Most of the single family homes that sold in the last 12 months were 3 or 4 bedrooms with 2-3 baths with the average price per square foot of $338. Most of the homes sold at approximately 3.85% below the original listed sales price with a handful actually selling above the original sales price. The average square footage of the homes is about 2,500 sq. ft. (with most houses falling between 1,750 and 3,500 sq. ft) on lots averaging 6,500 sq. ft. or 10,000 – 13,000 sq. ft. for the pricier homes.

Condos

In the last 12 months, 5 condos were sold ranging in price from about $600,00 to $749,000 with the average sales price of $667,750. Three of the 4 condos were that sold in the last 12 months were 3 bedrooms with 2.5 baths and the other condo was a 4 bedroom 2.5 bath unit. The average price per square foot was $338. Most of the homes sold at approximately 3.4% below the original listed sales price. The average square footage of the condos is about 2,535 sq. ft. and all the condos were built in 1979.

Mobile Homes

In the last 12 months, 2 mobile homes were sold with an average sale price of $350,000 which was .5% under the original sale price. . The mobile homes were both two bedroom homes with two baths and the average price per square foot was $242. The average square footage of the homes were is about 1,375 sq. ft. and both were built in the 1970’s.

Multi-Family Residential Units

In the last 12 months, 1 multi-family residential unit was sold at $892,200. It was 3,675 square feet and price per square foot was $242 per square foot.
