Comprised of gated communities, the Southwest neighborhood is the epitome of luxury and exclusivity with its large estates and custom homes. It is also home to Nixon’s former estate which was known as the Western White House. Historic Ole Hanson homes also make up a part of the neighborhood – homes named after the founder of San Clemente who was determined to create a “Spanish Village by the Sea” with white stucco exteriors and red tiled roofs. One of the older neighborhoods in San Clemente, character is in abundance. Private beach access and beachfront homes make Southwest one of the most desirable places to live.

Location

Southwest San Clemente is located on the west side of the freeway in the southern portion of San Clemente. All the homes South of Trafalgar street, or as locals call it, T-Street to the San Clemente/ San Diego County border and west of the I-5 Freeway are located in the Southwest. If you are having a hard time locating T-Street, look down a few hundred yards from the pier and there will be a group of surfers in the water. That is T-Street. Southwest San Clemente is bordered to the north by Central, to the east by Southeast, to the south by the San Clemente/San Diego County border and to the west by the ocean.

Last 12 Months’ Sales

Single Family Homes

In the last 12 months 88 single family homes were sold ranging in price from about $600,00 to $4.25 million with the average sales price of $1.45 million. Most of the single family homes that sold in the last 12 months were 3 or 4 bedroom with 3 baths with the average price per square foot of $641. Most of the homes sold at approximately 9.1% below the original listed sales price with a few homes selling above the original sales price. The average square footage of the homes is about 2,400 sq. ft. with a wide range of older historical homes of 1,000 sq. ft. to newer custom homes of 63,00 sq. ft. on lots averaging 7,200 sq. ft. The age of the homes that sold were as early as the 1940’s and 1950’s all the way up to 2009 and everything in between.

Condos

In the last 12 months, 17 condos were sold ranging in price from about $230,00 to $1 million with the average sales price of $543,000. The majority of the condos that sold were 2 bedrooms with 2 baths with about 1,200 sq. ft. The average price per square foot was $491 and the condos on average sold 7.6% under the original sales price. Most of the homes sold at approximately 3.4% below the original listed sales price. Most of the condos were built in either the 1970’s or 1980’s.

Mobile Homes

There were no mobile homes sold in the last 12 months.

Multi-Family Residential Units 

In the last 12 months 5 multi-family residential units built in the 1950’s and 1960’s sold at an average of $1.2 million with an average of 2,840 sqft. The price per square foot was $436 and they sold on average 11.7% under the original sales price.

Vacant Lots

There were three vacant lots that sold in the last 12 months for an average sales price of $517,000 with an average lot size of 8,806 sq. ft. The price for lot size was $58 per square foot.
