Location

Southeast San Clemente is located on the east side of the I-5 Freeway in the southern portion of San Clemente. The northern border is located just south of Avenida Presido and goes south until the San Clemente/ San Diego County border. The western border is the I-5 Freeway and the eastern border is just east of Calle Ameno. The neighbors surrounding Southwest is Southwest to the west, Central to the north and Rancho San Clemente to the east.

In the last 12 months, 55 single family homes were sold ranging in price from about $500,00 to $2 million with the average sales price of $871,125. Most of the single family homes that sold in the last 12 months were 3 or 4 bedrooms with 2.5 baths with the average price per square foot of $373. Most of the homes sold at approximately 6% under the original listed sales price with a few homes selling above the original sales price. The average square footage of the homes is about 2,300 sq. ft. with a few luxury homes over 5,000 sq. ft. The average lot size was rather large at 12,676 sq. ft. and most of the homes were built in the 1970’s or 1980’s.

Condos

In the last 12 months, 15 condos were sold ranging in price from about $300,00 to $600,000 with the average sales price of $412,000. The majority of the condos that sold were 2 bedrooms with 2 baths with about 1,200 sq. ft. The average price per square foot was $329 and the condos on average sold 1.2% under the original sales price. Most of the condos were built in the 1970’s.

Mobile Homes

There were no mobile homes sold in the last 12 months.

Multi-Family Residential Units

In the last 12 months, 6 multi-family residential units built in the 1950’s, 1960’s and 1970’s sold at an average of $795,000 with an average of 2,450 sq.ft. The price per square foot was $323 and they sold on average 10.2% under the original sales price.

Vacant Lots

There were three vacant lots that sold in the last 12 months for an average sales price of $1.2 million with an average lot size of 22,800 sq. ft. The price per lot size was $53 per square foot.
