NORTH SAN CLEMENTE

 

North San Clemente has just about every type of housing available within its borders. Location

North San Clemente is located in the north western part of San Clemente. North San Clemente is shaped like a shoe with the north eastern portion extending across the I-5 Freeway east to Coyote Bluff hugging Camino De Los Mares. The majority of North San Clemente is west of the I-5 Freeway with the northern border being the San Juan Capistrano /San Clemente border down south to about Avenida Pico with the western border being the Pacific Ocean. The neighbors surrounding North San Clemente are Central to the South and Forester Marblehead and Coast District to the east.

Single Family Homes

In the last 12 months, 100 single family homes were sold ranging in price from about $400,00 to $2 million with the average sales price of $766,000. Most of the single family homes that sold in the last 12 months were 2, 3, or 4 bedrooms with 2 baths with the average price per square foot of $401. Most of the homes sold at approximately 3.75% under the original listed sales price with a few homes selling above the original sales price. The average square footage of the homes is about 1,910 sq. ft. with a couple luxury homes over 5,000 sq. ft. The average lot size was 5,600 sq. ft. and most of the homes were built 40 or 50 years ago.

Condos

In the last 12 months, 15 condos were sold ranging in price from about $300,00 to $600,000 with the average sales price of $501,000. The majority of the condos that sold were 3 bedrooms with 2 baths with about 1,350 sq. ft. The average price per square foot was $347 and the condos on average sold 8% under the original sales price. Most of the condos were built in the 1970’s.

Mobile Homes

In the last 12 months, 12 mobile homes sold at an average selling price of $281,000 . The price per square foot was $194 and they sold on average 16% under the original sales price. Most of the mobile homes were built in the 1970’s.

Multi-Family Residential Units

In the last 12 months, 7 multi-family residential units mostly built in the 1950’s, and the 1970’s sold at an average of $679,000 with an average of 2,950 sq.ft. The price per square foot was $230 and they sold on average 4.2% under the original sales price.

Vacant Lots

There were three vacant lots that sold in the last 12 months for an average sales price of $240,000 with an average lot size of 11,000 sq. ft. The price per lot size was $21 per square foot, selling 11.7% under the original list price.
