Sitting on your large deck or in the front yard while sipping on your iced tea, you will be sure to get a glimpse of someone walking down to the beach with friends, dogs or children and, of course, someone toting their surf board to the popular surf spots San Clemente has to offer. Central has the widest variety of housing options among all the neighborhoods in San Clemente. It’s comprised of single family homes, condos, townhouses and multi-family units. Location

Central San Clemente is located in the middle of San Clemente. It surrounds the pier in a bowl shape, thus its alternative name the “pier bowl” area. The northern boundary extends to Avenida Pico and the southern boundary extends to T-Street. Its western boundary is the ocean and the eastern boundary extends to Avenida Salvador. The neighbors surrounding Central San Clemente are North San Clemente to the North, Southeast to the south and Rancho San Clemente to the east.

Last 12 Months’ Sales

Single Family Homes

In the last 12 months, 63 single family homes were sold ranging in price from about $500,00 to $2 million with the average sales price of $793,000. Most of the single family homes that sold in the last 12 months were 3 or 4 bedrooms with 2-3 baths with an average price per square foot of $435. The homes on average sold at approximately 5.5% below the original listed sales price with a handful selling at or above the original sales price. The average square footage of the homes is about 1,820 sq. ft. with a wide mixture of homes from 900 sq. ft. starter homes to custom luxury homes of 3,500 sq. ft. on lots averaging 9,000 sq. ft. Most of the home sold in the last 12 months were older homes built in the 1950’s, 1960’s and 1970’s.

Condos

In the last 12 months, 36 condos were sold ranging in price from about $400,00 to $1.4 million with the average sales price of $891,000. The condos on average sold 10.6% under the original sales price and averaged 1,625 sq. ft. with a price per sq. ft. of $545. Most of the condos were 2 or 3 bedrooms with 2 baths and were built in various years ranging from the early 1960s to 2007.

Mobile Homes

There was only one mobile home sold in the last 12 months and it sold for $110,000 was 1,344 sq. ft. It was a 2 bedroom, two bath home built in 2001.

Multi-Family Residential Units

In the last 12 months, 36 multi-family residential units sold at average of $906,000 ranging from $500,000 upwards to over $3 million. The units on average sold 5.6% under the original list price and averaged 2,700 sq. ft. ranging from 1,300 sq. ft. to 4,100 sq. ft. Average price per square foot was about $335 ranging mostly from $275-$425 with most of the units being either duplexes or fourplexes. The year these units were built was concentrated mostly in the 1950’s, 1960’s and 1970’s.
